2. Who needs a BER certificate?
Building a new house:
You must have a BER cert before you move in. We work mainly from the plans. Click here for more information.
Selling your house or apartment:
You must provide a BER cert to prospective buyers: i.e. the estate agent should have the BER to hand when showing the property. We inspect the house. Click here for more information

4. What information is needed to complete a BER assessment?

The Advisory Report is written to accompany the final BER cert, and consists of recommendations and advice aimed at improving the energy efficiency of the house in a cost effective way.

7. How would the Advisory Report help improve a BER rating?
The Advisory Report is written to accompany the final BER cert, and consists of recommendations and advice aimed at improving the energy efficiency of the house in a cost effective way.
There are a number of recommendations possible in an Advisory Report which could improve the energy effiiciency of your house, including:

  • Increased attic or wall insulation
  • Insulation on pipework or hot water cylinders
  • Controlling ventilation
  • Replacing old or inefficient boilers
  • Installing modern heating controls with timers and zone control
  • Installing solar panels or other renewable energy systems
  • Replacing old windows and doors with high quality double glazed units.

I am fully insured for Professional Indemnity and Public Liability. Your assessment will be carried out in a thorough and diligent fashion, with all data and sketches available for audit by you, your agent, or SEAI at any time. This practice is regularly audited by SEAI as part of their Quality Assurance programme. SEAI registered BER Assessors can expect to be audited by SEAI around once per month.
