Selling or renting your existing house or apartment.

Since January 1st this year, anyone selling or renting a house or apartment must provide a BER certificate when they offer to sell. So the estate agent or letting agent should have a copy of the BER cert to show to prospective buyers.

The BER cert is only required as information for prospective buyers or renters.
You are not obliged to act on the BER cert.

To arrive at a BER cert for an existing property, some details regarding the structure, heating system etc are required.

I will visit the property and make an inspection which includes measurements of floor areas, windows etc, and get details of the property including the heating system, ventilation, lights etc.
This is a visual inspection and does not involve any damage to the building in any way.
This inspection takes between one and two hours.

From that I produce an advisory report on possible improvements, and the BER certificate. The BER cert is valid for 10 years.

Getting a BER cert for your property does NOT mean that you must make any of the improvements mentioned in the Advisory Report.

If you do wish to make some improvements, we would wait for these to be completed before issuing the final BER cert showing the improved rating. It is important that any invoices for insulation or work done etc are kept, these will be needed as evidence of improvement.

Steps to take to obtain your BER Cert:

1. Contact me to obtain a BER checklist or download here.
Sign the contract form detailing Terms and Conditions: click here.

2. I will visit the property to make the inspection. This takes 1 to 2 hours.
3. I will complete the BER assessment and file this with SEAI for publication.
4. On receipt of the fee payment (which includes the SEAI fee) your official BER cert and Advisory Report will be released and the BER assessment will be registered on the SEAI database.
5. The entire process takes 7 to 10 days. The BER Cert is valid for 10 years.
